This living room suffered a lack of concise usage and did not had a unified design theme. The formal space was used as a billiard room, taking away an important formal living room. We re-purposed the room as a living space and took the design theme from the existing shoji screens left and right to the sliding doors. We added Asian style elements and mixed it up with contemporary accents. The wooden bench has low lines and does not obstruct the nice view to the backyard and the pool area. The sofa with its off white upholstery and the dark wood gave the theme for the color in this room. We introduced a plush rug to add some softness to the clear lines of the coffee table. To give the space a splash of color we accented with red. The custom artwork picks up on these colors and repeats the black in its simple framing. The accessories reflect the light and add some sparkle and drama.

This space had outdated window coverings that completely obstructed a main selling feature - the stunning view to the park-like front yard. We removed the outdated window treatment and went with sleek soft curtain panels and simple curtain rods. Now a buyer will notice the beautiful front yard. The table was too small for the space so we simply added a custom tabletop on the existing table to square it off and to bring it to scale with the large room. The dated light fixture had to make place for a simple black chandelier with red shades. We took up the Asian theme from the adjacent formal living room and decorated the table with eastern china and accessories. Some crystal candlesticks in the china cabinet add an elegant sparkle to the mother of pearl basket.

The low hanging window treatments took away light and the view to the nice treed side and backyard. We opened the windows and dressed them with luxurious rust toned panels. Color coordinated tiebacks on the small windows left and right of the bed set the stage for the elegant look. We added a custom headboard with nail head trim to the existing bed. The bedroom set was very pale so we decided to give the room some much-needed contrast with black and rust accents. The accessories and table lamps give this master bedroom its polished elegance. High quality linens further evoke the appeal of a boutique style hotel. This bedroom with it elegant touches had been transformed into a true master retreat.

Small changes make a large impact. Instead of many small bathroom rugs we used one rich golden carpet to pull the metallic surfaces in this room together, and create a unified look. It also camouflaged the boring white tiles and added interest to the space. A golden light fixture with a glass light diffuser replaced the outdated Hollywood track lighting with its exposed bulbs. The golden and black accessories give this tan and beige bathroom the contrast it was lacking. The two medicine cabinets had white laminate plastic frames. We refinished them with a few coats of a matte black paint.

This space had the TV as the focal point. We used some of the owners' furniture and added a dark brown chair. We left the vertical blinds for their function but covered them with drapery panels for a more elegant look. The area rug pulls the colors from the sofa and the side tables while anchoring the angled furniture placement. Now the fireplace is the true showpiece and receives the well deserved attention. On the opposing wall we mounted a large rod iron ornament. This casual and traditional family room gives a great counterbalance to the cool lines of the Asian influenced formal areas of this home. This mix shows the best of both worlds. 

 

The secondary bathrooms undergone small transformations with simple accessories and color coordinated towels and floor mats. Now they look warm and inviting and give the house a more lived in feeling. 
The breakfast nook off the kitchen received a cosmetic makeover. The existing furniture pieces worked well for the space so we left them in place and simply dressed the table with some china and napkins. We spruced up the walls with some vintage French advertising posters.
